CONSTRUCTION DESCRIPTION

General Description: This description refers to Sunset Villas at Vila Sol, and has as a main objective the description of the building methods that will be applied. This plan resulted from a study that targets three main objectives:

To guarantee the development construction within the stipulated period through the reaching of phases that go according to the field conditions, taking into account the available areas given by the owner of the work, with the aim of a regular distribution of staff and equipment during that period; To guarantee the good carrying out of the construction works. To strictly follow the safe conditions for construction work in terms of individual and collective safety of all the involved workers.

Material Description: Our aim is first quality construction, so in general we will have:

Foundations – isolated shoe foundations joined by concrete beam re-inforced.

Structure – portal-type, with mushroom floor beams as shown in the structure project.

Exterior Walls – two wall in double hollow brick of 11 cm. Exterior parameters with cement and paint rendering or onecoat mortar in colour, still to decide by the Technical Committee.

Interior Walls – will normally have 14 or 15 cm thick, done with 11cm brick, with sprayed plaster painted with clear plastic paint.

Sound insulation between apartments – Mineral wool insulation 4 cm (double slabs) in the walls and 5mm blanket to separate the concrete and the flooring.

Exterior Flooring – dessing glass flooring over concrete rigging and thermal insulation.

Interior Flooring – ceramic material and floating wood parquet in the townhouses’ bedrooms.

Tiles – ceramic tiles in toilet assemblies/kitchen up to ceiling.

Glasses – double glasses.

Thresholds and Parapets – “moleanos” stone.

Stairs – Exterior: Ceramic “ferrogrês” or similar. Interior: Townhouses between ground and first floor: ceramic material with border top and baseboards in compact wood. Townhouses between basement and ground floor: ceramic material with border top and baseboards in ceramic material.

Roofs – Annular roofing tile, light colour paste or other by J.Umblino or similar.

Carpentry – interior doors in cedar wood veneer with satin or wax varnish finishing. Door handle, joints and iron fittings in stainless steel finishing by Urfic or similar.

Frame-works – Thermo lacquered aluminium joinery in colour Ral 8015.

Water Supply System – The water supply system will be part of the public supply system. The interior system will be made in PEX and the hot water will be supplied by the gas boiler.

Ventilation in Toilet Assemblies – The material used for ventilation of the water-borne sewage system will be in P.V.C., as well as covering, joining where possible, to the chimneys. The interior toilet assemblies will be ventilated properly.

Kitchen Ventilation – the smoke will pass through prefabricated standard concrete pipes. The gas boilers will be installed outside.

Sewerage system – Will be done separately (according to water and sanitary installation Project) The wastewaters will be conducted through gravity to reach the public water. Pipes will be in P.V.C., with the diameter measurements still to be included in the project.

Fire Security System – in the Project all the safety measurement rules are taken into account. We also call attention for the creation of more alternative exit doors from the building. The Structural elements with anti-seismic risk calculation, the fireproof flooring and walls coating guarantee a long lasting resistance to fire and diminish the building collapsing risk is hazardous situations referred by law.

Final Considerations The organization of the staff (Human resources) and technical means (Equipment) in the Work Planning, assures keeping the schedules and a Top Quality Technical work. The Human Resources, including the ones directly linked to the construction works, will be composed by technicians and specialised labour from Alconru, Lda. and local labour hiring. If necessary, these means will be reinforced with the available Company Human Resources from the construction work area or by subcontracting means in the area or outside. For the execution of this project Alconru, Lda, counts on a long-term experience in the field and the 'Know how' supported by a Highly Qualified Group of Technicians and the appropriate and specific material and equipment, in order to guarantee Top Quality Class Construction and Technical support.
