Turkish Property on the Aegean Coast

Between Izmir in the north and first Bodrum then Marmaris in the south lies the southern half of Turkey’s Aegean coast. In places the coast line is spectacular with mountains reaching down to the clear blue sea; in other places the coastal plains give rise to beautiful sandy beaches. Everywhere there are archaeological sites dating from the time of the ancient Greeks and Romans.

It is between these two well established centres that amazing Turkish property bargins can be found especially in Altinkum and Kusadasi.

Izmir is the third largest city in Turkey with a population of approximately seven million. To the west of Izmir, at the end of a peninsular is the town of Cesme, facing the Greek isle of Chios. This attractive resort is favoured by rich Turks who own most of the holiday villas in Cesme. Turkish property prices in Cesme are relatively high for property for sale in Turkey – up to £250,000 for a 4 bed, beach front villa in Cesme with pool.

In Turkey location is everything when determining property prices. Real estate Turkey at the front of a development, facing the sea commands the highest prices. Property just four or five rows back can be discounted by 30% or more.

Bodrum Property in Turkey For Sale

The picturesque and lively town of Bodrum, with its narrow streets and hundreds of interesting shops, is the port of embarkation for gullet sailing holidays. By order of the town council every house has to be painted white, a feature that creates a unique visual tapestry over the hillsides.

A short boat ride away is the Greek isle of Kos. Bodrum is popular with British and European holidaymakers and Bodrum property prices reflect this. Though not as high as Cesme property, it is not unusual to find Turkish property villas in Bodrum selling for up to £150,000. In more exclusive areas further down the peninsular such as Yalikavak, villas prices can exceed £200,000.

Marmaris Real Estate Turkey

Marmaris is now a large coastal town in an enclosed bay. Its long, curving beach is fronted by hotels and bars which, during the season are as lively as those in Spain or Greece.

The island of Rhodes is nearby and day trips are common. Marmaris property prices are similar to Bodrum real estate Turkey prices. However, in the smaller, more exclusive bays of Icmeler and Torunc property prices rise. In Torunc building land is limited by hills forming the bay and some six bedroom Turkish property villas in Torunc are on sale at £350,000.

Altinkum and Kusadasi Property

Between Izmir in the north and Marmaris in the south lies several hundred kilometres of beautiful and overlooked coastline. The main holiday towns are Altinkum near to the temple of Apollo and Kusadasi near to the ruins of Ephesos.

Owning Turkish property for sale in Turkey

When buying real estate Turkey overseas property many people do not factor in the annual cost of ownership. Items such as local taxation (i.e. community tax), wealth tax (as in Spain), etc. all mount up - sometimes to over £1,000 a year. The good news about property in Turkey is that community tax is usually around £30 per annum; there is no wealth tax and the Turkish authorities do not have a capital gains tax when you come to sell.

Not only can you afford to buy real estate Turkey you can also afford to own and run your property without damaging your bank account. Furthermore, the weekly cost of living per couple can be less than £35 and Turkish banks are, at today’s date (June 2008), paying around 17% interest on bank deposits.
